Where should I start if I want to build a custom home?

We recommend that you start by finding a builder who will support you throughout the entireprocess. If you don’t already have the lot, we can provide valuable input in your selectionprocess based on your vision and budget. Starting this early with a builder can help you find thelot that best suits your project and could avoid some unforeseen costs in the end. Once youhave the lot we’ll begin the design phase.

How do I choose the right builder?

With all of the builders available today, finding the right one can be daunting. We recommendlooking closely at the following three areas; the quality and caliber of past projects, thetimeliness of and detail in their communication, and the types of organizational systems theyuse to manage their products. We also recommend asking for a site visit and references.

What does the design process look like?

During the design phase, our goal is to learn as much about you as possible. We want to knowwhat your top priorities are, how you live, and what designs you are drawn to. We suggest thatyou search online for examples of floor plans you like so we can see what you want in yourhome. We will then connect you with our architect and a designer to bring it all together.

How do you work with architects and interior designers?

Our role as your builder is to coordinate the team, making sure that the plans, finishes andconstruction of your home remain aligned to your vision. We interpret the plansthat the architect draws, and put it together with the finishes you choose with your designerto build your one-of-a-kind home.

Do you offer fixed price or cost plus?

We offer both to our customers. We are happy to walk through the pro’s and con’s of eachoption with you, so that you can decide which will work best for your project.

How do you estimate costs?

We estimate in stages. In the beginning we will provide a very rough estimate based primarilyon the square footage of your home. As we proceed with the design phase we will give you arefined estimate based on your floor plans and elevations. Finally, at the end of the designphase you will be given a final proposal factoring in your specifications and selections.

How do you handle change orders and overages?

Ultimately, our goal is to prevent changes with thorough planning in the beginning. However, ifyou would like to make a change during the build process we will provide an updated price,explain the impact on your project and timeline, and document your approval in our projectmanagement program before the change is made.

Who manages my project?

When you work with DreamWood Builders, you will be given a dedicated project manager tooversee the completion of your project. Their job is to communicate with sub contractors,facilitate the construction schedule, and ensure that the project is being built according to yourplans. Once your project is under way they will provide you with regular communication so thatyou feel confident in how your project is moving forward.

How do you ensure quality?

We start by working with trusted trade partners who have a proven record of quality work. Wealso monitor the work being completed through regular site visits, and document progress withphotos and notes made available to you through your project management program.

How long will it take to build my home?

The length of your project will vary based on size and location, but on average it takes about 10to 12 months for a project to be completed. We will give you an estimated timeline at thebeginning of construction and will keep you updated as we move forward. Some aspects thatcan affect the schedule include the amount of time it takes for you to decide on finishes and thenumber of changes that are made during construction.

What warranty do you provide and what happens after closing?

We provide a one year warranty on all workmanship, two years on systems, and ten years onstructure. We also schedule a one-year walkthrough with all of our customers to ensureeverything is working well and necessary touch ups are made.

How will I get updates during the build?

Communication is a top priority for our team so we make ourselves available by phone, text,and email. Additionally, you will have access to an online project portal where you can find yourschedule, selections, photos, logs, change orders, and invoices.

What do you expect from clients?

While we take on the responsibility for building your home, you are still a very active member ofthe team. Our expectation for you is that you will give us clear and open communication, andmake timely decisions. In order to bring your vision to life we need you to share your priorities,your budget and your questions. We, in turn, will listen, provide guidance, and keep your homeon track.
